ITEMS FOR YOUR INFORMATION
Off season operation- pools/spas are
on winter schedule. Pools are closed. Spa is only open weekends and with 24 hour advance request from lot owner.
Comfort Stations-odd numbers are open with exception of 13. It is closed & 14 is open instead due to maintenance
required on 13.
Dumpsters have been reduced in number
Staffing has
been reduced to winter levels with exception of security. There is not security staff at this time.
Culverts are ordered for Tillamook
Generator has been relocated to the pump and is in
operation. We are still renting a generator for the pump on the hill. Until the power is restored there is no
power to either generator.
Mountain Beaver-I have a list of professionals to contact regarding
the problem & will get a figure on what it will cost.
Trees-We are trying to schedule the
faller within the next 2 weeks to remove the danger trees for the winter. I will get a price before starting the work.
Septic Tank locations-most of the tanks have been located in the Meadow. These are being mapped and a scheduled
maintenance plan will be developed this winter. We will continue to locate septic tanks as time allows.
OLD BUSINESS
Awaiting Board Decisions on:
- CONTRACT
RENEGOTIATION-we are aware that both parties have items that need to be addressed and this process needs to move forward.
Recommend board determine their items for discussion and submit those to Anita’s office-sooner is better than later.
- ATTORNEY is ready to move forward with the governing documents, but needs a confirmed date
to meet with the board. Need a date to get this moving forward.
- Hearing committee for
violation hearings
- Trail Signs-do you still want it to appear in with this years statements?
NEW BUSINESS
Boat Policy-
boats off the lake by Oct. 31st. If not, moved by staff to their lot for a $25 fee. Is this policy correct and
are there any changes to this policy?
Office Hours-Does the Board still want there to be off-season
office hours? If so, when do they go into effect, and will they be the same as last winter-10-4 5 days per week.
Closed on Sun & Mon.
Service Levels & Staffing-There is a budget for security for the
winter. Does the board want this position filled? Am I to staff to the level of the budget?
Request for Executive Session-CDC is requesting an executive session at the October Board Meeting to discuss performance
issues and expectations.

WINDSHIELD DECALS-Security has been issuing
decals to lot owners and guest passes to guests. We were notified of a previous program in place to get vehicle description
and license numbers when issuing decals, so have implemented this practice as soon as we were notified.
ROAD-Trees have been removed from the bank. Bank in undermined with mountain beaver
burrows for which I am investigating options available for removal. These rodents eat the roots of the trees, which
increases chances of them coming down.
CONCRETE BUILDING may have
to come down also. Waiting for answer from insurance. If so, another location will be needed to store equipment
for the winter.
GENERATOR needs to be moved closer to the pump-in
process of getting bids
LAUNDRY ROOM DOOR lock mechanism is broken
& we’ve been unable to locate parts. Any information you can provide would be helpful.
MEADOW LOT requesting connection to sewer. Lot was purchased as is but the owner has
emails from prior board member telling him he had to be connected, and then telling him he couldn’t be. Recommend
that the location of septic be provided to the lot owner. He would be required to pay for all engineering, permitting,
& connection expenses.
LAKE OWNED LOTS & the amount owed
on them at time of possession will be compiled so you have that information available to help you evaluate offers. I
will email it once it is complete. FINES that have been issued without a hearing have been listed in you packet.
It is CDC’s recommendation that those fines be reversed as they did not follow due process.
CONTRACT RENEGOTIATION-needs to take place soon. Recommend board determine their items
for discussion and submit those to Anita’s office ASAP
ATTORNEY
is ready to move forward with the governing documents rewrite but needs a confirmed date to meet with the board. Recommend
setting a date when that can happen. 210 DAY LIMIT-attorneys have confirmed what was previously noted-it is 210 days
per lot owned.
PREVIOUS ITEMS AWAITING BOARD DECISION:HEARING COMMITTEE
is needed for violation hearings. Credit card payments-are we going to continue to accept. If so, should we drop
1 service..Who is approving building permit applications-recommend that Lake Tyee approval state that it in no way approves
the actual building plans, only that it meets the guidelines as set forth in the covenants.Electrical Project letter details
